Background

Centuria engaged Amicus to design and deliver two speculative suites that would support fast leasing in a competitive CBD market. The goal was to create distinctive, design-led workspaces that offered flexibility, functionality, and visual impact - delivering value both to prospective tenants and Centuria’s asset strategy.

The brief called for suites that felt prestige yet budget-conscious, with a focus on standout entry points, considered breakout zones, and layouts that broke away from the standard market template. Amicus was engaged to manage both design and fitout, providing a turnkey solution that aligned with the client’s vision while ensuring timely, high-quality delivery.

Solution

Both tenancies were thoughtfully reimagined from what was originally a rabbit warren of enclosed offices into open, multifunctional environments that maximise natural light and create a strong sense of space. Amicus transformed the previously fragmented layout into flexible zones that can serve as meeting rooms or offices, supported by expansive open-plan areas. Each suite was designed with clear focal points using colour, form, and texture, while statement lighting and bespoke joinery were integrated throughout to introduce a sense of luxury and deliver a striking “wow” moment as part of the tenant experience.

Both tenancies were designed to meet the same brief - unique layouts, impactful entries, and flexible, lease-ready spaces - yet each offers a distinct expression of the design strategy, notably in the breakout spaces. Tenancy A features a bold graphic mural in the breakout area that acts as a dynamic backdrop, complementing the surrounding city views. Tenancy B takes a more structured and textural approach, using a custom timber post divider to subtly define the breakout zone while preserving openness. Each suite leverages materiality and design elements in its own way, resulting in two differentiated, market-ready offerings within the same building.

The two completed suites quickly stood out in the market, attracting strong interest and driving fast leasing activity. Their flexible layouts and adaptable design accommodate a wide range of tenant requirements, making them highly versatile options for prospective occupants. By delivering turnkey tenancies that prioritise tenant experience while offering practical, configurable spaces, Centuria can provide highly competitive and differentiated leasing options. Amicus’ agile project delivery, despite mid-stream changes, ensured both timelines and commercial objectives were met without delay.
