Grafton Bond Building, Spec Suites

Background

Positioned moments from the Sydney CBD, Circular Quay and thriving Barangaroo precinct, Investa’s Grafton Bond Building is home to offices and business hubs. Built in 1881, the heritage-listed structure features sandstone masonry, heavy hardwood posts and girders, with joists, herringboning and timber flooring. Originally used as a store for wool and other shipping cargo, the warehouses have since been converted to suites for modern commercial use.   

The space was dark and the design outdated, in need of a makeover. To break through the competitive Sydney CBD property landscape, Investa partnered with Amicus and Colliers to create effortlessly designed speculative suites to stimulate interest and provide a turn-key solution for potential tenants. Amicus was involved from the outset, providing design expertise, a complete construction support and acting as a solid partner throughout the whole decision-making journey.

 

Solution

Working harmoniously with Colliers, Investa and their project management provider TSA – the design was born from a synergetic understanding of the space.  The design was the most important factor and point of difference, highlighting the history and heritage aspects of the building while providing a contemporary workspace solution for tenants.  

Inspired by the contrast between the lightness of the spaces and the solid, industrial features of the building, the suites’ design balances these elements harmoniously.  Working closely with a heritage building consultant, the design solution was a creative blend of styling and strategic construction. Natural lighting was magnified through design, playing with a soft colour palette, sheer curtains and glazing.  

Benefit

Interest in the suites was forming before construction was complete, one of the suites being leased before project completion with the design plans and renders alone.  

This outcome was a result of the sophisticated yet uncomplicated design paired with a balanced relationship between old and new, ultimately harnessing the potential of the suites. A collaborative partnership between Investa, Colliers and Amicus was paramount for the success of this project. 

We are so pleased with the result of all the work at 201 Kent St – the team have had some fantastic interest from the market, I think there are already some offers out, and I know there is more to come.
