Due to tenant demand and vacancy Artifex Property made the decision to create a speculative suite on Level 3, 31 Queen St, which was completed in 2020.
With the success of this project, Amicus was once again engaged to fit out 2 new spec suites on Levels 2 and 6. They needed something to attract tenants quickly, while being cost effective.
We worked closely with Artifex Property, the leasing team and building management to create spaces which attracted tenants, were cost effective and had to be delivered in an accelerated time frame. We utilised some of the existing fit out but delivered a modern space with an industrial feel.
The inclusion of feature floor coverings and furnishings to bring character and personality to the space and high quality joinery such as banquette seating and storage – ensured the space was appealing to a wide range of tenants.
The inclusion of artwork, greenery and high-quality joinery helped bring a unique touch to the space. These features were coupled with exposed ceilings, a combination of classic core finishes such as timber and concrete and services within the common areas. The combination created a universally appealing layout that met the requirements of a modern businesses.
Working with design partner HotBlack on Levels 2 and 6 we were able to retain some of the existing built environment, furniture and joinery, but also re-imagined how the floor plate worked and developed a workplace that would appeal to a variety of tenants.
The finished spec suites are fully functional, optimised spaces and check off the office essentials while having inspiring and inviting designs.
The spec suites were leased quickly in a very competitive market, supporting Artifex’s strategy and our approach to design and build.
